Which Region?
No matter which part of France you choose to visit, there
is always something new to discover. France has a wide range of both
climate and terrain with exceptional scenery from the Atlantic side with
Normandy and Brittany through to the Pays Basque, the Alps in the east
down to the Mediterranean sea with its mountains and plains. For those
here from Britain, the amount of wide open space is very noticeable and
highly attractive. Much of the land in France is agricultural and dotted
with small villages with beautiful stone houses. The relaxed atmosphere
and ambiance in France can also be very compelling. No wonder then that
a great many British people are deciding to buy a second home and many
more to sell up in Britain altogether and move here permanently.

Estate
Agents
The price of
houses in estate agent’s windows will normally include the estate
agent’s commission but as that can be anything up to 10%, it’s
worthwhile asking what is included in the price.
It’s always
wise to do as much investigating as you can by surfing the net. It gives
you an idea of the varying prices in different areas of France and the
more you see the more chance you have of getting a good deal.

Surveyors
Unlike
Britain, (if a mortgage is involved)), there is no legal requirement in
France to have a surveyor look over your property but it may be wise to
employ one. They can often inform you of necessary work on the property
which will, of course, affect the total cost. Alternatively, a qualified
builder or architect can be consulted. |
Notaires
In the buying
and selling of properties in France, these are the equivalent of British
solicitors although there are some differences between the two. A
Notaire is a government official and normally works impartially on
behalf of both the buyer and the seller of a property. The Notaire will
see to it that all relevant taxes are paid and also arrange the
necessary searches. They can also sell properties to you directly, in
the same way as an estate agent does.

Making an offer
When you have
found your dream home, it is important to ask to see the plans of the
property, (cadastre). Check for rights of way, limits of the boundaries
etc. It will also tell you if new buildings or roads are planned in the
area. Seek the advice of a legal advisor or estate agent. Only if you
are happy with the plans should you then make an offer.

Compromis de Vente
This is a
legally binding document signed by both parties in front of the notaire.
It is an agreement or promise to sell and a deadline is set for the
transaction. At this time the buyer must hand over a deposit, normally
10%, to the notaire or estate agent. This can be lost if the buyer backs
out of the sale for reasons other than those agreed by both parties.

Acte de Vente
The final
phase, normally around eight to twelve weeks after the signing of the
‘Compromis de Vente’, is the signing of the ‘Acte de Vente’ where the
title deeds are transferred and the notaire is paid. The balance of the
house price is also paid at this time so be certain to have immediate
access to it. A promise of money is not sufficient.
